Please read this Disclaimer before relying on anything you find on Coopman. It forms part of our Terms and Conditions.
1. General information, not legal advice
Our guides, articles, FAQs, forms and templates explain common practice for cooperative housing societies under the West Bengal Co-operative Societies Act, 2006 and the West Bengal Co-operative Societies Rules, 2011. They are written in plain language to help members and office-bearers understand the usual steps. They are general information only and are not legal, tax, financial or professional advice. Reading them does not create a lawyer–client or any other professional relationship with Coopman.
Every society's situation is different. Your society's registered bye-laws, its earlier resolutions, orders of the Registrar, and court decisions may change what applies to you. For any decision that matters — a transfer, a dispute, an election, a redevelopment, a loan — please consult a qualified professional. You can find one in our professional services directory.
2. Laws, rules and fees change
Acts, rules, notifications, government fees and stamp duty change from time to time. We try to keep our content current and show when an article was reviewed, but we cannot guarantee that every page reflects the latest change on the day you read it. Always check the current official text and fees with the authority concerned.
3. Society and member information
Society profiles, registers, notices, minutes, bills and other records are entered by societies and their users. Coopman checks some details — for example, a society claim is verified, and a listing is published only after the society confirms the owner and flat details — but we cannot guarantee that every piece of information is complete, current or correct. The society that records information is responsible for it.
4. Property listings
Listings are not offers, valuations or guarantees of title, condition or price. Coopman is not a broker and is not a party to any sale, purchase or tenancy. Before paying any money or signing anything, inspect the flat, check original documents (title deeds, share certificate, society NOC, receipts), confirm the seller's or landlord's identity, and take independent legal advice.
5. Professionals
Professionals on Coopman are independent. A “verified” badge means we checked the documents the professional submitted at the time; it is not an endorsement or a guarantee of their qualifications today, their work, their fees or their advice. Reviews are the opinions of the people who wrote them.
6. Templates, documents and AI-assisted drafts
Templates and any AI-assisted drafts are starting points. They may not suit your situation. Read every document carefully, fill in the correct details, and correct anything before you issue, sign or file it. Responsibility for an issued document lies with the person and society that issue it.
7. No government affiliation
Coopman is an independent platform. It is not connected with, endorsed by or acting for the Registrar of Co-operative Societies, the Co-operation Department of the Government of West Bengal, or any other government body, unless a page clearly says so. Using Coopman does not replace any filing, approval or registration that must be made with an authority.
8. External links
Links to government departments and other websites are given for convenience. We do not control those websites and are not responsible for their content, accuracy or availability.
9. Availability
We work to keep the platform available and accurate, but it may sometimes be unavailable for maintenance or for reasons beyond our control. Keep your own copies of documents you may need urgently.
10. Fees
A few optional services carry a fee — NOC for loan / mortgage (₹500), Professional provider subscription (₹999) — always shown before you pay. Society charges, stamp duty and government fees are separate.
11. Limitation
To the extent the law allows, Coopman is not liable for any loss arising from reliance on general information, user-provided records, listings, professionals' work or external websites. See section 18 of our Terms and Conditions.
12. Questions or corrections
If you find something wrong or out of date on Coopman, please tell us — we correct errors promptly. See Contact Us. E-mail: info@coopman.in.
